The End of the Golden Visa in Spain in 2025

On April 3, 2025, Spain officially ended the Golden Visa real estate program, which for more than a decade allowed non-EU citizens to obtain residency by purchasing property worth at least €500,000.

The visa was introduced in 2013 to attract foreign investment after the financial crisis. Since then, thousands of international buyers, particularly from countries such as China, the United States and the United Kingdom, invested in properties in cities like Barcelona, Madrid and Málaga.

With the end of the program, it is no longer possible to obtain residency in Spain through the purchase of property. However, Golden Visas granted before April 2025 remain valid and can still be renewed under the same conditions.

Although these investments represented a relatively small share of the overall property market, they played a notable role in the luxury real estate segment. Spain nevertheless remains one of the most attractive destinations in Europe for international property investment.
